Selling in 2019? Avoid This Now!

'Tis the season for decorating, shopping and festivities! But before you charge ahead with all your "live for today" merrymaking, consider how the following could adversely affect tomorrow's house-selling plans.

• Filling up the house, when you should be decluttering. As every home seller has heard, "less is more" when it comes to showing your house, as the perceived size of the space is proportional to the amount of "stuff" in it. Avoid buying large gifts for the household this year; give gift certificates to resident loved ones if necessary, entitling the receiver to that bulky gift after you're settled in your new home. The same goes for new furniture and appliances that will only need to be moved again once your house is sold.


• Over-decorating. A little festive cheer is necessary for the holidays; however, things like large inflatables on the front lawn are not, and in fact can be a turnoff for potential buyers. Sellers also need to be cognizant of the effect their religious displays may have on buyers, and in addition, homeowners who insist on setting up a live tree inside need to recognize that not only will it make the room it's set up in look smaller, but any falling needles and spilled water can damage the floor under the tree.


• Over-spending. Spending more than necessary is a bad idea at the best of times, but especially so before a planned move. While you may already have been pre-qualified for a certain mortgage loan, you may see your credit rating take a hit over the holidays, potentially damaging your chances for the full amount you previously qualified for.
