New Year, New View

If the fresh new year has energized your plans to seek out a new condo, you'll want to refresh yourself on the following condo considerations.

  • Location, location, location. You'll of course be researching the physical location of condo buildings before you view the actual units for sale within them, but don't forget to put just as much thought into the location of the unit itself when you get up to that floor. A unit with a nice view, fewer shared walls, and some distance from noisy common elements like elevators and garbage chutes would not only make living there more enjoyable for you now, it will offer more resale value later.

  • Owners vs. renters. Whether you're looking to buy a unit for your own use, or as an investment, you'll want to know what percentage of units are currently renter-occupied, and what the governing documents say about what proportion of the condo is allowed to be renter-occupied at any given time. Also find out what the policy is on short-term rentals like Airbnb.

  • Parking. Even if you don't have a vehicle yourself, you might want to snap up that spot that's for sale in your current condo, or make your next condo one with a parking spot (or two). Even if you don't need it yourself, it's of great value to the next owner, and in the meantime you can often rent it out.

  • Pets. Are pets welcome in the building? If so, what are the restrictions on type, number or size of pets?
